When Selling A House How Far Is Too Far When Ure Getting Ready For A Potential Buyer?

in other words throughout the time which is only 2 years we’ve lived in our house we gutted it, new carpets, new sheetrock, EVERYTHING new electric and now its too small but the market is so poor that we keep dumping money into it. what is enough and whats acceptable as far as condition and looks. my husband is telling me that we should even get the one window in our room replaced because its different than all the others, hes telling me we need to repaint the entire porch over again even though it was repainted last year, he said we cant sell it with bare spots in our lawn, I mean hes going crazy with this. ive seen houses for sale that are COMPLETE dumps and ares is far from that so when should i draw the line?

    If the porch visibly needs painting, do it. It’s one of the first things potential buyers will see. Buy some grass seed for the bare spots in your lawn. Remember that what your house looks like from the street will determine whether or not people want to come and see it.
    I would not worry about the bedroom window. That’s a tiny detail that 95% of potential buyers won’t even notice.
    It’s far more important that your place is clean and uncluttered. It took my sister a year and a half to sell her house – every looker complained about clutter in the living room and bedrooms. Once she de-cluttered, the place looked more inviting and she got an offer about a month later.
    If you list your home and you don’t have any luck after a few months, then you might take another look at it, and tidy up the things your husband is worried about. But to me, it sounds like you’ve done a lot of work to make it more appealing. Try to sell it as it is.

    Hubby is right. Paint and grass seed is cheap and the markets are very slow you need to do every thing you can to enhance your chances.

    Paint sound good and grass seed….but other then that….forget it. You’ve done enough and with the market….you may never recoup what you’ve put into it. Maybe call a real estate agent and get their opinion BEFORE you do ANYTHING ELSE> Good luck. Patti

    Well let me be totally honest with you, IF you do not HAVE to sell now, you can wait a year maybe, then don’t put it on the market. If you do, be prepared for low ball offers, long marketing time, etc. The market is currently flooded with homes in most places. Prices are declining because some folks have to sell and they are having to accept really low offers. This should give you some time to take care of the items your husband is talking about.     Probably should have drawn the line thousands of dollars ago if you don’t know the market for your neighborhood.
    You may have over improved your home and knowing when to stop throwing good money after bad is critical. Have a knowledgeable REALTOR look at the place and give you an idea of it’s value and the prices of homes sold you in your neighborhood. Then decide if you want to have the prettiest house on the block or a fat wallet when you do eventually sell.
