i got 2 homes and each got 2 loans (1st and the home line of equity).
the townhome needs repair yet i can’t really afford replacing the carpet. the other home is 1bed condo (luxury style with a gate) yet who wants a place like that nowadays…
i’m to pass my grace period to ask 4 banks about ’short sale’. will home line of equity loan let me go with short sale?
will they put my mortg. on ‘hold’ so i don’t have to pay for how long?
what if i can’t have the property sold after how many months allowed?
will i still owe the months i was on ‘hold’ to not pay awhile? any risk i should be aware…?
real estate market is putting me in agony…..

I selling a carpet and upholstery cleaning business that I ran for 18 years. I have three employees and four trucks and thousands of customers. After the buyer basically learns the business there will still be times when he could use my helpafter that. What is a reasonable amount to charge for my time? I imagine he may want to keep me around for a week or more at first which I can negotiate in the contract. But what about contacting me for questions after that? Does anybody know how to come up with a ballpark rate? How is this usually done?

We put our house on the market this past week and have had 2 showings so far, but no bites. Our home is clean, remodeled with fresh paint (outside and in), new carpet, very organized, and I have air freshners all over the place. It has a basement (semi finished), two car garage (detached), four bedrooms, big deck, and fully fenced yard.
