What Makes People Want To Buy Your House When It Is For Sale?

We put our house on the market this past week and have had 2 showings so far, but no bites. Our home is clean, remodeled with fresh paint (outside and in), new carpet, very organized, and I have air freshners all over the place. It has a basement (semi finished), two car garage (detached), four bedrooms, big deck, and fully fenced yard. Best of all, it is priced lower than other homes in our area that have sold for much more in the past 6 months. Why don’t people want our house!?

I am looking to buy a house which is on the market at just under 260,000. the sellers have indicated that they are looking for near asking price
i am looking to offer 250,000 + an amount for fixtures and fittings – it is a three bed detached, small third bedroom – what is reasonable to offer for carpets and curtains which are in good condition ?
I don’t want to offer too much and then be told by land registry that the amount was to high and incur extra stamp duty charges .
what have other peope offered when buying their houses ?

I’m In The Process Of Preparing A House For Sale, And Needed A Second Opinion On These Ideas…?

I was thinking that maroon carpet, cottage cheese ceilings with glitter, and formica countertops would look great. Oh, and I found this wonderful southwest wallpaper in mint green and peach.
I think it will look awesome, and add a lot of value. What do you think?

Has Anyone Sold A House With A Basement That Floods?

I am trying to put my house up for sale-however my basement is in need of help. It was finished by us, but a terrible storm left three feet of water and ruined everything. It has not flooded since, but we have removed the lower half of the walls and all of the carpeting.
My husband wants to re-finish it-as if the flood never happened. I would like to take everything down and sell the house with a full UNfinished basement. I would hate for a new owner to go through the heartache of having a room destroyed by a flood.
Any personal experiences with this decision? Or opinions from people in the real estate business?

I spilled a chemical on my carpet, and the insurance company is sending someone to look at it. I currently have a for sale sign in my front yard. Is there any chance of this getting approved, or will I automatically get denied?

Three of us girls have been paying cash to a so-called landlord who did not want to be considered a landlord for tax purposes. She has the house up for sale and wants to charge each of us $85 each to have a professional cleaner. If we do not pay, she will kick us out in 4 days. No lease or agreement was ever signed between the parties. What are our rights?
