I Need Help About Buying My First Home From A Builder?

We put a contract on a house and will be closing on it next week. The builder excepted our offer and agreed to put a hardwood floor down in the foyer where we requested it. It was previously carpet and we didn’t want to track dirt in from the front door or garage door there. After that they said they would need a deposit for the flooring so that they would not lose any money if we backed out of the contract. They stated that the deposit would be given back at closing. Okay, so we get an addendum to the contract yesterday. Our original offer was $161,500 and that would include them installing the hardwood in the foyer. They excepted that offer. Now the addendum to the contract states the new sales price as $162400 to account for the $900 deposit I sent in to secure the floors. In the addendum states, they will credit our money back at closing. But, something is not adding up to me. The new sales price is S162,402. Okay, if they refund my $900 at closing. Doesn’t that mean that I would have to put that $900 that I paid out of my pocket back on the loan to get the sales price back to $161,502? So, really am I paying for the hardwood floors in the end?

we have our home up for sale and have had quiet a few lookers. we spoke with someone who is very interested in the home and wants to get the ball rolling. they asked us to $5,000 off the asking price because they said they wanted the carpet replaced. the carpet is not brand new but in good condition. we steam clean it about twice a month. none of the other lookers had any complaints about it either. were thinking that they’re only saying this because its the only excuse they could come up with for financial negotiations. we want to sell the home asap but don’t want to settle for anything less then the asking price. we had a realtor look at it and she said that were selling it at a fair deal. no one else has made any offers on the house and this worries us also. does anyone have any solutions to this problem? any advice is appreciated!

Short Sale And 2 Loans (1st And The Home Equity)?

i got 2 homes and each got 2 loans (1st and the home line of equity).
the townhome needs repair yet i can’t really afford replacing the carpet. the other home is 1bed condo (luxury style with a gate) yet who wants a place like that nowadays…
i’m to pass my grace period to ask 4 banks about ’short sale’. will home line of equity loan let me go with short sale?
will they put my mortg. on ‘hold’ so i don’t have to pay for how long?
what if i can’t have the property sold after how many months allowed?
will i still owe the months i was on ‘hold’ to not pay awhile? any risk i should be aware…?
real estate market is putting me in agony…..

One of my children bought a home that was for sale, (she does not have a mortgage) the house needs repairs new bath room and hot water heater carpet and kitchen floor tile central air unit and heating unit, we figure in the amount of about eight thousand dollars to get the house live-ble, who does she need to call about a loan and what type of loan do she ask for. I see a lot of home improvement loans on line which one does she need to use. Has any one had this problem. If so please help me they are staying with me. HELP!

the van drove away…….they scattered and began knocking on doors to offer a “gift” ….. “free” carpet cleaning……NOT……they were selling kirby vacuums!!! is this dumping technique legal?? are permits required for these sales people?? they had no i.d.s…..no business cards…..wouldn’t take NO for an answer….what’s the deal????

I just closed on a home in a new subdivision a week ago. At the time of close, a bedroom and living room were carpeted although I paid for tile upgrades. After the keys were turned over to me and after the close of escrow, I signed a doc saying no entry without my presence and I documented the flooring discrepancy. I returned to my new home today and the carpeting had been ripped out and replaced with tiles and damage to walls and baseboards. Is this a criminal violation? state=CA

Do buyers care that we have pets? Should we mention that we will have the carpets cleaned upon closing? We have 2 sweet indoor cats. We clean their litter boxes daily. And Febreeze too.
Should we hide them when we show the house or just not worry?
