I Need Help About Buying My First Home From A Builder?

We put a contract on a house and will be closing on it next week. The builder excepted our offer and agreed to put a hardwood floor down in the foyer where we requested it. It was previously carpet and we didn’t want to track dirt in from the front door or garage door there. After that they said they would need a deposit for the flooring so that they would not lose any money if we backed out of the contract. They stated that the deposit would be given back at closing. Okay, so we get an addendum to the contract yesterday. Our original offer was $161,500 and that would include them installing the hardwood in the foyer. They excepted that offer. Now the addendum to the contract states the new sales price as $162400 to account for the $900 deposit I sent in to secure the floors. In the addendum states, they will credit our money back at closing. But, something is not adding up to me. The new sales price is S162,402. Okay, if they refund my $900 at closing. Doesn’t that mean that I would have to put that $900 that I paid out of my pocket back on the loan to get the sales price back to $161,502? So, really am I paying for the hardwood floors in the end?

Hardwood Floors Or Ceramic Tile. Your Preference?

My wife and I will be installing new flooring in our house in the near future. We’re trying to decide the best route to take. We will probably put the house up for sale in about 5 years, so we want to consider resale value/attraction.
So, if you were buying a house, would you prefer real hardwood, ceramic tile, or a combination of the two, throughout the whole house (2800 sf)? We prefer to have hard floors in all of the rooms, but would you (as a buyer) prefer carpet in the bedrooms?
Thanks for any input.

For Nail Down Hardwood Being Installed, Can It Go Over Glue Left From The Previous Carpet Installation.?

I wouldn’t. The surface needs to be fairly flat for the new flooring to nail down properly. If you don’t secure it properly and use some form of building paper under it it will squeak like Hell everytime you walk on it.By the way you should leave the installation to a professional. Getting used to hardwood nailers is a real learning curve and you could end up with a nasty looking floor when you’re done. If you want to do the installation yourself then you are better off using a product like Pergo flooring.

Condo Question?

i know if you rent an apartment, you can’t make any changes (like new flooring). but if you BUY a condominium, can you do stuff like put in hardwood floors (or tile) where there used to be carpet?
i would like to live in a condominium as long as there is no carpet…hardwood and tile are okay. it would be pretty hard to find a condominium for sale with no carpet, so i am assuming i would have to get hardwood/tile installed myself
i have heard of some places that make you have carpet (to reduce the noise for the people below you) unless you live on the ground floor

I’m Have Problems With My Laminate Flooring. Can You Help? What Can I Do?

Okay this is the situation. Two years ago I decided to replace my old carpet with laminate flooring. The look of hard wood flooring impressed me. I still love the look but after the first year the boards started to separate. I tried to contact the owner and after a long six months I found out the owner sold his business to the guy that we made the sale with. He’s the new owner. He says my warranty is void because I made the purchase from the old owner. He’s not going to do anything for me. They tried to contact the manufacture of the laminate flooring and they couldn’t find one in the United States. Apparently the laminate flooring I purchased was made in China. At this point I feel screwed. I’m out $5,000 dollars. How can I fix the boards? Is their something I can put between the split boards? I hate the gap in the boards. I don’t have another $5,000 right now to redo the floors. I’m from northern Ca.

Can A Builder Enter A Home After Sale And Rip Out Carpeting W/o Permission?

I just closed on a home in a new subdivision a week ago. At the time of close, a bedroom and living room were carpeted although I paid for tile upgrades. After the keys were turned over to me and after the close of escrow, I signed a doc saying no entry without my presence and I documented the flooring discrepancy. I returned to my new home today and the carpeting had been ripped out and replaced with tiles and damage to walls and baseboards. Is this a criminal violation? state=CA
