Tenants Removed All My Carpet Without Permission. What’s A Fair Resolution?

My tenants at one point requested if they could the living room carpet, which I verbally gave them permission. They moved out on the 31st of December. When I came into the house, I found they have removed all the carpet in the house. This included 2 bedrooms, the L-shape hallway, the stairs leading to the upstairs, and the stair leading to the basement. I think it would be fair for them to at the very least pay for 1/2 of the installation fee for re-carpeting these areas. I would not charge them for the actual carpet, since it was old (but would have lasted at least another 3 years.) Is this fair?

The house is a 3 bed rooms 2 bath brick ranch attached garage 1656 sq feet above grade. 60% finished full walk out basement it appraised for 157.000 we paid 149.000 built in equity 3 years ago.Walk out basement with built in brick fire place carpet big windows game room wet bar everything you would want. The appraiser didn’t count anything below grad .We also added a 10×24ft deck at $9000.00 not included either. When we bought the home it listed as 2500 sq feet they included 50% of the basement When my home was appraised for refinance last week it came in at 124.000 I was so mad I could spit nails. His comps were 2 Cape Cod style vinyl siding detached garage small yards no deck. The other two were part brick part vinyl siding one with a car port the other was close to ours the only thing 3 of them had in common with ours is the sq foot. three of the other houses had no sales in the past 12 months and weren’t for sale . the one that did sell that was like mine went for 159.000 on the appraisal he depreciated our home for its age 50.000
it was built in 1959 it is in great shape .

New Target Employee With Questions…..?

My orientation is in a few days, so I am sure many of my questions will be answered there, but I was just wondering……
I’m going to be doing sales floor hardlines….they sort of explained it at the interviews, but what is hardlines, all they really said was “think softlines/carpet, hardlines/no carpet, but sometimes they interchange….”.
Are there different areas in hardlines, or do you just kinda do it all? I’m really excited to work there, though I have heard the horror stories. It’s a brand spanking new target too:)
Also, how does one “move up” in the company? I’m a hard worker, don’t get involved with drama, and I listen. I’m not saying that that entitles me to be moved up or anything, I’m just curious how the process works….
Also, I’m a smoker, I remember seeing something that says target is a smoke free zone, but I have seen target employees smoking on their breaks before so I’m just curious about that. I can deal with not being able to it they don’t want me to smoke there, but it would be nice to know the policy on that too.

Sears Gave Me Strange Advice About Their Kenmore Progressive Vacuum Cleaner Inteliclean System. Heard Of This?

Sears just had a sale on vacuum cleaners and I got their progressive upright model 35923 with the “inteliclean” system. This is the one highly rated by Consumer Reports.
I used it for a few days, and it seemed okay, except the inteliclean system would start acting weird after about 30 minutes of use. It would slip into the highest-power mode and get “stuck” there. Even on areas that it previously went over and sensed as clean. I could temporarlily fix it by switching out of carpet mode, then back in, but after a while it would get stuck again.
Swapped it for another one, and the sales associate tells me to NOT USE the inteliclean system the first few times I vacuum. When I ask why, she says “I don’t know what the reason is, we’re just supposed to tell the customers that”. Sounds pretty strange to me. There’s nothing in the manual about it.
Has anyone else gotten this advice from Sears regarding their inteliclean equipped vac? If so, what’s the reason for it?

Door-to-Door Sales Crap
An enthusiastic door-to-door vacuum salesman goes to the first house in his new territory. He knocks, a real mean and tough looking lady opens the door, and before she has a chance to say anything, he runs inside and dumps cow patties all over the carpet.
He says, “Lady, if this vacuum cleaner don’t do wonders cleaning this up, I’ll eat every chunk of it.”
She turns to him with a smirk and says, “You want ketchup on that?”
The salesman says, “Why do you ask?”

I Need Help About Buying My First Home From A Builder?

We put a contract on a house and will be closing on it next week. The builder excepted our offer and agreed to put a hardwood floor down in the foyer where we requested it. It was previously carpet and we didn’t want to track dirt in from the front door or garage door there. After that they said they would need a deposit for the flooring so that they would not lose any money if we backed out of the contract. They stated that the deposit would be given back at closing. Okay, so we get an addendum to the contract yesterday. Our original offer was $161,500 and that would include them installing the hardwood in the foyer. They excepted that offer. Now the addendum to the contract states the new sales price as $162400 to account for the $900 deposit I sent in to secure the floors. In the addendum states, they will credit our money back at closing. But, something is not adding up to me. The new sales price is S162,402. Okay, if they refund my $900 at closing. Doesn’t that mean that I would have to put that $900 that I paid out of my pocket back on the loan to get the sales price back to $161,502? So, really am I paying for the hardwood floors in the end?
